What Is a Gas Safety Certificate?

A Gas Safety Certificate (formally known as a CP12) is an official document confirming that all gas appliances, fittings, and flues in a property have been checked and are safe to use. It’s issued by a Gas Safe registered engineer after a thorough inspection.

Who Needs One?

Landlords — it’s a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Every landlord renting out a property with gas appliances must have a valid Gas Safety Certificate. This applies to:

  • Private landlords
  • Housing associations
  • Letting agents acting on behalf of landlords
  • Airbnb and holiday let hosts

Homeowners — while not legally required, a gas safety check is strongly recommended for your family’s safety. It’s also valuable if you’re selling your home, as buyers often request evidence of gas safety.

What Does the Inspection Cover?

During a Gas Safety Certificate inspection, your engineer will check:

  • All gas appliances — boilers, cookers, gas fires, gas hobs
  • Pipework — checking for leaks and correct installation
  • Flues and ventilation — ensuring combustion gases are safely removed
  • Safety devices — testing flame failure devices and thermocouples
  • Gas pressure — confirming correct operating pressure

The inspection typically takes 30-60 minutes depending on the number of appliances.

How Often Do You Need One?

Gas Safety Certificates must be renewed every 12 months. You can renew up to 2 months before the expiry date without losing any time — the new certificate will run from the expiry date of the old one.

What Are the Penalties?

Failing to have a valid Gas Safety Certificate can result in:

  • Fines of up to £6,000 per offence
  • Imprisonment for up to 6 months
  • Invalidated insurance — your landlord insurance may be void
  • Manslaughter charges if a tenant is harmed due to unsafe gas

Your Responsibilities as a Landlord

  1. Arrange an annual gas safety check by a Gas Safe registered engineer
  2. Give tenants a copy of the certificate within 28 days of the check
  3. Give new tenants a copy before they move in
  4. Keep records of gas safety checks for 2 years
